what is a good type of real estate loan?

I own a house. I have equity of about 300K. I want to buy another house that is about 800K. I do not want to sell my current house.I do not want to refinance it to get money out. I have a FICO of 774. I can rent my current house and have pay it self. What is a really no bullshit loan that can work for me for this new hose. Without selling my house. What is out there that in 5 years will not kill me financially.??
